Solar can work very well for many Malaysian homes, but it will not make sense for every property.
The right question is not simply whether Malaysia gets enough sun. It does. The more useful question is whether your roof, electricity usage and plans for the home create a strong case for solar.
Your home is usually worth assessing for solar if you control a suitable roof, use a meaningful amount of electricity, have limited shading and expect to keep the property for the longer term. Daytime electricity usage can make solar especially attractive under Solar ATAP.

You control a suitable roof
There is enough usable roof space, reasonable sun exposure and the roof is in good condition. Landed homes often fit this naturally because the homeowner controls the roof.
You use meaningful electricity
There is enough grid consumption for solar to potentially replace. There is no official RM200 or RM300 minimum TNB bill under Solar ATAP, but very low usage can weaken the financial case.
You use some power during the day
Daytime loads can increase direct self-consumption.
Shading is limited
The roof has useful access to sunlight through the day.
You plan to keep the property
A longer holding period gives more time to benefit from the electricity savings and the long operating life of the system.
The roof is in good condition
You are less likely to face the cost of removing and reinstalling panels for major roof work.

What about your TNB bill?
Monthly bill amount is useful for a first screen because it signals how much electricity spending may be available to reduce. But bill amount alone is not enough.
A RM500 bill from a home with substantial daytime air-conditioning is different from a similar bill generated mostly at night. A proper assessment should look beyond Ringgit and understand the household’s actual kWh consumption and load pattern.
Scheme rules
Being a good solar candidate and being eligible for Solar ATAP are separate checks
Solar ATAP’s domestic rules include being a registered TNB consumer, meeting the programme and premises requirements, and not being a multi-tenant consumer under the scheme. Existing participation in another solar programme may also need to be terminated as required before joining.
For apartments and condominiums, roof ownership or control and the electricity-account arrangement can make the answer different from a typical landed home. It is better to check the actual setup than rely on a blanket “condos cannot install solar” rule.

Solar is not a single financial product with one return for everyone. The result depends on the property and the household. A clear roof, meaningful electricity usage and strong daytime demand can create a very different outcome from a shaded roof with low consumption and most electricity use after sunset.
That means the decision should begin with the conditions of the home rather than a generic claim about solar in Malaysia. The country has strong solar resource, but the useful question is how much of that resource your own roof can capture and how much of the electricity your household can use.
A good first assessment should therefore be comfortable saying one of three things: the home looks like a strong fit, the home needs a closer assessment, or another issue should be solved before solar is installed.
What a strong fit looks like
The strongest solar candidates usually have several favourable factors at once
Roof control comes first. A homeowner needs suitable space at the applied premises and practical control over where the system will be installed. Landed homes often make this simpler, although property type alone is not the official Solar ATAP eligibility test.
Electricity demand is the second factor. The more electricity the home buys from the grid, the more consumption solar may be able to replace. But the timing of that demand matters. Daytime air-conditioning, home-office equipment, pumps, laundry or EV charging can all increase the share of solar used directly.
Roof quality is another important factor. A roof in good condition with limited shading gives the system a better foundation. If major waterproofing, tile replacement or structural work is already due, it may be more sensible to address that first.
Finally, a longer expected holding period gives the homeowner more time to benefit from the system. Solar is a long-term home improvement, so someone planning to keep the property for years is usually in a better position to capture its value.
The grey areas
Many homes are not an obvious yes or no
A moderate electricity bill does not automatically mean solar is unattractive. If the home has strong daytime usage and a clear roof, a smaller, well-sized system may still make sense. Likewise, a high bill does not guarantee a strong case if most electricity is used after sunset or the roof is heavily shaded.
Some shading may be manageable if only certain roof sections are affected. A fragmented roof may still fit a useful system with careful layout. A household with low daytime usage may be able to shift flexible loads such as laundry, pumps or EV charging into solar-producing hours.
The point of the assessment is to understand the trade-offs rather than force the home into a simple pass/fail rule.
When waiting is sensible
Sometimes the best solar decision is to solve another problem first
If the roof needs urgent replacement, installing solar immediately can create avoidable cost because the array may need to be removed and reinstalled soon afterward. If a large tree or neighbouring structure causes severe shading, it may be better to understand whether that problem can be resolved before committing to the system.
Very low electricity usage can also weaken the economics. Solar may still reduce the bill, but there may not be enough consumption to justify the proposed system cost. A major renovation or imminent sale can change the decision as well.
Another warning sign is a provider who cannot explain the recommended system size. If the answer is simply “this is our standard package for your bill range”, ask how roof conditions, daytime usage and Solar ATAP economics were considered.
Different property situations
Landed homes are usually simpler, but property type is not the only question
Landed homes often have a clearer ownership and roof-control arrangement, which makes residential solar easier to assess. Apartments and condominiums can be more complicated because roof space may be common property and the electricity-account structure may be different from a typical single-household premise.
Under Solar ATAP, multi-tenant consumers are not eligible under the domestic programme rules. That means apartment and condominium cases should be checked carefully rather than relying on a generic statement that all such properties can or cannot participate.
The practical questions are who controls the roof, how the TNB account is structured, whether the proposed installation sits within the applied premise and which programme requirements apply to that specific arrangement.
Financial fit
A good solar candidate should still receive a realistic savings model
Even when the roof and electricity usage look favourable, the final decision should be based on realistic economics. The proposal should explain expected generation, how much solar is likely to be used directly, how much may be exported, what tariff assumptions are being used and how the system cost translates into payback.
A strong candidate can still be oversold. A roof may physically fit more panels than the household needs. If the additional generation is mostly exported, the extra capacity may not improve the economics as much as the headline generation figure suggests.
That is why suitability and sizing are closely related. The question is not only whether solar can work, but what size produces the right balance for the home.
Choosing who assesses you
The quality of the assessment matters as much as the checklist
A good provider should ask about recent kWh consumption, daytime versus evening usage, the condition and layout of the roof, shading, electrical supply and likely future loads. The provider should also explain the Solar ATAP implications rather than leaving the homeowner to interpret the scheme alone.

A practical test
A good-fit solar proposal should feel specific to your home
You should recognise your own household in the recommendation. The proposal should reflect how much electricity you use, when you use it, which parts of the roof are actually suitable, whether shading affects the design and whether future loads such as an EV have been included.
If the recommendation would look exactly the same for the house next door despite different usage and roof conditions, it is worth asking how much real assessment went into it.

Common questions homeowners ask before deciding whether solar is worth assessing
How do I know whether my home is a strong solar candidate?
A strong candidate usually has several things working together: control of a suitable roof, meaningful electricity consumption, useful sun exposure, at least some daytime usage, a roof in reasonable condition and an expectation of keeping the property for the longer term.
You do not need every factor to be perfect. The point of an assessment is to understand whether any weakness can be designed around or whether it materially changes the financial case.
Is there a minimum TNB bill where solar starts to make sense?
There is no official RM200 or RM300 minimum bill under the Solar ATAP eligibility rules. From a financial point of view, however, very low electricity usage can reduce the amount of consumption available for solar to replace.
That is why bill amount is useful as a first screen but not as the final answer. The assessment should also consider actual kWh consumption, when you use electricity, roof conditions and expected system cost.
What if most of my electricity is used at night?
That does not automatically rule solar out. It means the household may use less of the solar generation directly and export more of it. Under Solar ATAP, that can affect the economics because domestic exports are credited based on the applicable Energy Charge.
A provider should model the likely balance between direct use and export. It may also be possible to shift some loads into the day, or consider battery storage if there is a separate reason to store solar for evening use.
What if my roof is small?
A small roof can still work if the available area has good sun exposure and the system is sized appropriately. Higher-efficiency panels can help when roof space is genuinely constrained because they can fit more rated capacity into a similar physical area.
The provider should calculate usable roof area rather than assuming every square metre can hold a panel. Roof shape, setbacks, vents, water tanks, skylights and shading all affect the final layout.
What if my roof is shaded?
Some shading can often be designed around, especially if only part of the roof is affected or the shade occurs for a limited part of the day. Severe or unavoidable shading can materially reduce expected generation and weaken the economics.
A strong savings estimate should therefore come after a realistic shading assessment. The provider should not assume every panel will perform as though it has uninterrupted sun exposure.
Should I replace an old roof before installing solar?
If the roof is already near the point where tiles, waterproofing or structural elements need major replacement, it often makes sense to address the roof first. Solar panels are long-lived, so removing and reinstalling an array a short time later can create unnecessary cost and complexity.
If the roof work is planned but not urgent, ask the solar provider and roofing contractor whether the work can be coordinated. The objective is to avoid doing the same roof work twice.
Does solar make sense if I plan to sell the house soon?
It may still be possible, but the holding period should be part of the financial decision. The longer you keep the property, the more time you have to benefit from the electricity savings and the operating life of the system.
If you expect to sell or substantially renovate very soon, compare the expected savings during that shorter period with the cost and practical implications of installing now.
Can an apartment or condominium install solar?
The answer is more complicated than for a typical landed home. Solar ATAP is not available to multi-tenant consumers under the programme rules, and apartments or condominiums can also involve common-property and management-corporation issues.
The relevant questions are who controls the roof, how the electricity account is structured, whether the proposed installation is within the applied premise and which programme rules apply to that arrangement. A blanket yes or no is usually not enough.
Does having three-phase electricity mean solar is automatically a better fit?
No. Three-phase supply changes the Solar ATAP base capacity threshold, but it does not by itself make the financial case stronger. Under the current domestic rules, the base threshold is up to 15 kW for three-phase supply without a CCC, compared with up to 5 kW for single-phase supply.
The right system size still depends on electricity demand, timing of usage, roof conditions and expected economics. The higher threshold simply gives a different application path for larger proposed systems.
What if I am planning to buy an EV?
An EV can make solar more attractive if it increases household electricity use, especially when charging can happen during solar-producing hours. A near-term EV purchase is therefore worth mentioning during the assessment.
The key is not to oversize for a vague possibility. If you have already ordered an EV or expect to buy one soon, it is reasonable to model that future load. If it is only a distant idea, the provider should explain how much weight it is giving that assumption.
What should a solar assessment tell me?
A useful assessment should tell you whether the roof is suitable, how much electricity the household uses, how much of that usage happens during the day, what system size is being considered, whether Solar ATAP requirements are satisfied, and what assumptions are being used for expected generation and savings.

Is solar still worth assessing if my bill is only moderate?
Yes, because bill size is only one part of the decision. A home with moderate total consumption but strong daytime usage and a clear, unshaded roof may still have a good case for solar. Another home with a higher bill but severe shading or mostly night-time demand may need a more careful design.
The useful question is how much grid electricity solar can realistically replace and what system size is needed to do that. A proper assessment can answer that more reliably than a simple bill threshold.
What makes a solar recommendation trustworthy?
The provider should be able to explain the recommendation in plain language. You should understand what electricity data was used, how the roof was assessed, how shading was considered, what Solar ATAP rules affect the design and why the proposed system size is appropriate for your household.
A trustworthy recommendation also acknowledges trade-offs. If the roof is weak, usage is low or the likely payback is unattractive, those issues should be discussed openly rather than hidden behind a generic savings percentage.
What should I bring to a first solar assessment?
Your recent TNB bills are the most useful starting point. It also helps to share whether anyone is normally at home during the day, whether you expect to add an EV or more air-conditioning, whether major roof work is planned and whether there are obvious shading issues from trees or neighbouring buildings.
